Legal Agreements

1. Acceptance of Terms

By registering for a free sample or subscribing to any paid lead feed provided by Coast Systems ("Service", "we", "us", "our"), you agree to be bound by these Terms of Service. If you do not agree, you are prohibited from using the Service.

2. Service Description

Coast Systems provides daily and weekly curated real estate lead feeds, specializing in off-market property data (including but not limited to probate filings, foreclosure dockets, divorce cases, and For Sale By Owner listings) cross-referenced with public property records and skip-traced owner contact information in South Florida.

3. User License & Restrictions

Upon subscribing, Coast Systems grants you a single-user, non-transferable, non-sublicensable license to utilize the delivered lead spreadsheets for your individual business operations. Under this license, you strictly agree NOT to:

• Resell, republish, redistribute, or share our compiled databases or spreadsheets with any third party, including other real estate agents, investors, brokerages, or dialer pools not owned by you.
• Use automated scripts or scraping tools to extract data from the Coast Systems website or service.
• Co-mingle or share exclusive ZIP code data with competitors operating in the same market.

4. Data Accuracy Disclaimer

Coast Systems compiles leads from public municipal records and online directories using machine-learning matching and data compilation algorithms. You acknowledge that public records are subject to errors, lag times, and clerical mistakes at the clerk's office. Skip-traced phone numbers are matched on a "best-effort" basis using demographic databases. **Coast Systems does not warrant or guarantee that the data provided is 100% accurate, complete, or up-to-date.** All data is provided "as is."

6. ZIP Code Exclusivity Rules

We strictly enforce a 100% exclusivity model per ZIP code. Once you subscribe to a ZIP code, we completely lock out your competitors from receiving that data feed. This exclusivity is guaranteed only under the following conditions:

• Your subscription remains active and in good standing.
• If a billing payment fails, you will be granted a 3-day grace period to update payment details. If payment is not secured after 3 days, your ZIP code lock will be automatically released to the public pool and may be claimed by a competitor immediately.

7. Limitation of Liability

In no event shall Coast Systems, its founder, or its affiliates be liable for any direct, indirect, incidental, special, or consequential damages (including, without limitation, damages for loss of profits, failed real estate deals, wasted marketing spend, or legal fees) arising out of the use or inability to use the provided data feeds.
